Mortgage Basics - What you need to know first.

What Is a Mortgage?

A mortgage is simply a loan you use to buy a home. You borrow money from a bank or lender, buy the house, and pay the loan back monthly — usually over 30 years. The house itself serves as collateral (security) for the loan.

Down Payment

The money you pay upfront toward the home’s purchase price. If a home costs $250,000 and you put down 5%, that’s $12,500 upfront.

Interest Rate

The cost of borrowing money, expressed as a percentage. A lower rate = lower monthly
payment.

Monthly Payment (PITI)

Principal (loan payoff) + Interest + Taxes + Insurance. This is what you pay each
month.

Credit Score

A number (300–850) that tells lenders how reliably you pay bills. Higher is better. Most
programs require 580–660+.

Mortgage Insurance (PMI)

An extra monthly cost if you put less than 20% down. It protects the lender — not you — but it allows you to buy sooner with less saved.

Debt-to-Income Ratio (DTI)

Your total monthly debt payments divided by your monthly income. Most programs want this at 45% or less.

Income Limits

Some programs restrict who qualifies based on how much your household earns. These
limits are typically based on your county and household size.

What is the Interest Rate?

Structured as a no-interest loan – repaid when you sell or refinance.

Can be combined with the VHFA Move-in Vermont loan

Is VHFA Right For You?

You might be a great VHFA candidate if you…

✅ Have a steady job but haven’t saved much for a down payment.

✅ Have a credit score of 640 or higher.

✅ Your household income is below the county limit.
