Pre-Qualify before you buy!

Getting pre-qualified is the initial step in the mortgage process, and it’s fairly simple. This allows you to start shopping for homes and negotiate offers with the sellers.  There is no cost or commitment to being pre-qualified with the Vermont Mortgage Company and it’s easy!  With your permission we will run a credit report as well as analyze your income.  At this point we will review your short and long term goals and educate you on the best mortgage program for your needs.  Together we will review estimated monthly payments and review what is involved in getting a mortgage, including estimated closing costs.

Pre-Approved Mortgages

When bidding on a home, a pre-approval gives you a distinct advantage. The seller will give your offer greater consideration because you already have your financing approved and you’ll be able to close sooner. A pre-approval also gives you the peace of mind of knowing what you can truly afford, so you won’t waste time looking at homes outside your price range, and you’ll know exactly what your monthly payments will be.

Next, you’ll need to fax, email, mail or drop off the documentation needed to process the loan. Your loan will be approved subject to the appraisal, title inspection, and an executed purchase and sale contract. Then, you’ll receive a Trusted Pre-Approval certificate and a good faith estimate detailing settlement charges and monthly payments. These documents will be mailed or emailed to you, and you can begin shopping for your new home.

Loans with Little or No Money Down

We offer an exclusive mortgage program that allows you to buy a home with only a 3% down payment. In many cases, that down payment can be gifted from a family member. Add in up to 6% seller concessions and you could come to the closing table with no money out of pocket. Contact us to ask us how.

Already Found a Property?

First, forward a copy of your purchase contract to us. Then, lock in your interest rate on the mortgage product of your choice. If Vermont Mortgage Company has not already pre-approved you, please complete our Online Application to get started.

Second, we will send the loan documents to you for your review and signatures, or we can schedule an appointment for you to come to our office. We will order an appraisal of your new property and arrange for you to close your loan in an attorney or title company’s office — convenient to you and the seller.
